Welcome to The Florida Havens, where luxury and tranquility converge on our private beachfront within a national sea turtle reserve. By reserving a stay at our exquisite properties—Turtle Haven, Shell Haven, The Dunes, Beach Haven, or Sea Haven—you agree to these Terms and Conditions, crafted to ensure a memorable and respectful experience for all. These terms align with our House Rules and Guidebook, fostering an exceptional family getaway.

1. Booking and Payment

  • Reservation Process: Bookings must be made through our official website or authorized platforms. A valid credit card is required to confirm your reservation, with full payment due at booking unless otherwise specified.

  • Pricing: Rates are subject to change until confirmed. All fees, including taxes and cleaning charges, are clearly displayed during booking. No additional guests beyond the reserved capacity are allowed without prior approval.

  • Age Requirement: The primary guest booking must be at least 25 years old and present during the stay.

2. Cancellation and Refund Policy

  • Standard Cancellation: Cancellations made 30 days or more prior to check-in receive a full refund, less a 5% processing fee. Cancellations within 30 days are non-refundable, though we may offer a credit for a future stay at our discretion, subject to availability.

  • No-Show: Failure to arrive without prior cancellation results in full charges for the booked period, with no refund or credit issued.

  • Modifications: Date changes are considered cancellations and rebookings, subject to availability and potential rate adjustments. Contact us to discuss options.

3. Check-In and Check-Out

  • Check-In: Begins at 4:00 PM on your arrival date. Early check-in requests are subject to availability and cannot be guaranteed.

  • Check-Out: Required by 10:00 AM on the departure date to prepare for incoming guests. Late check-outs require prior approval and may incur a fee.

  • Access: Secure access instructions are provided upon booking confirmation, as detailed in our Guidebook.

4. House Rules Compliance

  • No Smoking/Vaping: Smoking or vaping is prohibited throughout all properties, including outdoor areas, to maintain a pristine environment.

  • No Pets: Pets are not permitted to preserve the property and protect the sea turtle reserve. Guests with service animals must notify us in advance for arrangements.

  • No Parties or Events: Our villas are designed for intimate family retreats, and parties or large gatherings are not allowed without written consent.

  • Quiet Hours: Respect quiet hours from 9:00 PM to 8:00 AM to ensure tranquility for all guests and neighbors.

  • Guest Limits: Only registered guests listed in the booking may stay. Unregistered visitors are not permitted without approval.

  • Sea Turtle Conservation: From May to October, avoid lights, fires, or disturbances on the beach to protect nesting sea turtles, as outlined in our House Rules.

5. Property Use and Safety

  • Amenities: Enjoy private pools, spas, grills, EV chargers, high-speed Wi-Fi, and more, with usage instructions in the Guidebook. Guests are responsible for safe operation.

  • Beach Safety: Our private beach is unguarded. Supervise children, heed rip current warnings, and respect wildlife, especially sea turtles.

  • Property Care: Treat the property with care and report any damage promptly. Guests may be liable for repair or replacement costs beyond normal wear.

  • Prohibited Activities: No illegal activities, fireworks, or open fires are allowed on the premises or beach.

6. Liability and Insurance

  • Guest Responsibility: The Florida Havens is not liable for personal injury, loss, or damage to belongings during your stay. We recommend securing travel insurance.

  • Property Damage: Guests are responsible for damages caused by themselves or their party. A damage deposit may be required, refundable after inspection, less any repair costs.

  • Force Majeure: We are not liable for disruptions due to unforeseen events like natural disasters or government restrictions. Refunds or credits will be evaluated case-by-case.

7. Privacy and Data

  • Data Collection: We collect only essential information (e.g., name, contact details, payment information) to manage bookings and enhance your experience, in compliance with GDPR, CCPA, and other privacy laws.

  • Usage: Your data is used for reservations, communication, and service improvement, and is not shared with third parties except as required for booking or legal purposes.

  • Security: We use secure systems to protect your data. Refer to our Privacy Policy for details.

8. Special Requests

  • Accommodations: Requests for early check-in, late check-out, or services like private beach yoga must be noted at booking and are subject to availability. Additional fees may apply.

  • Accessibility: Accessibility features vary by property. Contact us to discuss specific needs for a comfortable stay.

9. Termination of Stay

  • Violations: Non-compliance with these Terms, House Rules, or local regulations may result in immediate termination of your stay without refund.

  • Inspection: We reserve the right to inspect the property during your stay with reasonable notice, except in emergencies.

10. Dispute Resolution

  • Governing Law: These Terms are governed by Florida law, with disputes resolved in Florida courts.

  • Resolution Process: Contact us directly for concerns. Unresolved issues may proceed to mediation or arbitration before legal action.

  • Updates: We may update these Terms and Conditions, with the latest version available on our website. Guests will be notified of changes impacting their booking.
